Invierta con calma, paso a paso, con alguien que le guía
For me, there is no better investment than property, in Florida, in Costa Rica, or anywhere else in the U.S. or the world. It depends on your needs and your goals. That is why working with an expert with years behind her and a good reputation matters so much. I am a patient expert, always learning and keeping up with everything to help my clients, with 21 years in real estate, and I do not work alone. I have a team of good professionals: accountants, attorneys, immigration attorneys, and other Realtors in different cities and countries, with everything you need to live there, learn how things work in any city or country where you want to invest, start a business, or take one over. In Florida or in Costa Rica, I guide you step by step.
First, tell me what you are looking for, your goals, and what you want. I listen, and we start working to make it real. Monthly income, growth, a place to retire, or a business: your goal decides the area and the property.
My reports come from real numbers, not numbers we make up, with the date on them. In Costa Rica, I show you what it costs to buy and to own before you decide. No guesses, no promises.
Buying, selling, and renting property is my part. The legal side, the accounting, and the rest, we leave to the professionals in each field, in Florida and in Costa Rica. Having a team of professionals you can trust is essential.
From the offer to the keys, I stay with you at every step, in English or Spanish. And it does not end at closing: after the property is in your name, I stay close to make sure everything is fine.
If I don't know something, I will find out for you.
Yes. Private property is a right in Costa Rica. A foreigner can own titled property with the same rights as a Costa Rican, and you do not need residency to buy. The big exception is the maritime zone, the land right on the beach, which many foreigners do not know about: the first 200 meters from the high tide line work differently. That is why it is important to have a trusted team that advises you well. Always ask first: is it titled, or is it a concession?
No. Buying titled property does not need residency, and buying does not give you residency by itself. Investor residency is a separate application, and an immigration attorney confirms what applies to you.
It depends on the price of the property, so I cannot give you an exact number. As a guide, plan for about 3.5% to 4.5% of the price, for the transfer tax, registration, and notary fees (as of September 2026). In Costa Rica, the notary is also an attorney. Who pays what can be negotiated in your agreement.
First, we look at what you want: your goals, what you want to do with the property (income right away, build, or develop), and how much you want to invest, so I can guide you the right way. Every case is unique. Then we look at real numbers, check everything with the right experts, and move one step at a time. You trust your mechanic with your car. Trust me with what I know. I have been doing this for 21 years.
The 10 things to know before you put money into property in Costa Rica: ownership, the beach rule, the steps, closing and owning costs, rental tax, residency, and how the money moves.
Tell me your dream, and I will guide you step by step, in English or Spanish. If I don't know something, I will find out for you. I'm happy to help you. Just let me know.
