Buying commercial land in St. Lucie County: what to check first
Before you buy commercial land, check the zoning with the city or county, the road access, water and sewer, flood zone, and a survey. Then bring in the right experts: an attorney, an engineer, and your lender. The use you plan must be allowed on that land.
Why start with zoning?
Zoning tells you what you can build. A lot can look perfect and still not allow your business. Check with the right office first: the city if the land is inside city limits, or St. Lucie County if it is not.
The checklist
- Zoning and land use: is your business allowed here?
- Road access: can customers and trucks get in and out?
- Water, sewer, and power: are they at the lot, or do they need to be brought in?
- Flood zone: what does it mean for building and insurance?
- Survey and title: where are the lines, and are there easements?
- Environmental: wetlands or other limits?
- The numbers: the price, the cost to build, and the value when done.
Who should be on my team?
A real estate attorney, a civil engineer, a surveyor, a lender, and a CPA. I connect you with each one and I guide the deal. I never answer what belongs to another expert.
Then and now
In 2018 I posted a video of commercial land I had for sale. Today I share the checklist I use with every commercial buyer.
