107.5 acres (43.5 hectares) of green mountains, forest, and waterfalls in Turrialba, on the Caribbean side of Costa Rica. The land has its own waterfalls and wide views of the valleys: a natural setting for a development, a spa, or a retirement hotel.
The property, Altos de Santubal, sits above the lowlands of Bajo Pacuare, close to the entrance on the Caribbean side toward Chirripó, the highest mountain in Costa Rica. The Cabécar indigenous reserve of Chirripó borders the land, and there is a heliport close by.
The local school teaches English, Cabécar, and Spanish, so almost everyone here speaks those three languages. For guests, workers, and neighbors, that makes life and business easier.
A development, hotel, or spa needs permits from the municipality and the national agencies. Buyers should check zoning, permits, and the land title with their own attorney and experts.
Turrialba is known as the adventure capital of Costa Rica. Most of the country's whitewater rafting companies have their base here, and the Pacuare River, with class III and IV rapids through deep rainforest canyons, is often named one of the most beautiful rafting rivers in the world. Kayaking, canyoning, horseback riding, and hiking are all close.
Turrialba also has history and nature: Guayabo National Monument, one of the most important archaeological sites in Costa Rica, with pre-Columbian stone roads and aqueducts; Turrialba Volcano National Park; and CATIE, a world-known center for tropical agriculture with coffee and cacao gardens. It is coffee country, famous too for its Turrialba cheese.
Part of the land is forest protected under the Forest Law (Ley Forestal No. 7575), and in Costa Rica that is good news. Through the Payment for Environmental Services program (PSA), run by FONAFIFO, the country pays landowners to keep their forest standing: forest that cleans the air, captures carbon, and protects the water. So the forest is not only beautiful, it can also bring income. Each property must apply and qualify, and the payments depend on the program each year.
A simple map I drew so you can see the land and what is around it. It is not the official survey.
